According to a February 2025 StreetEasy analysis of Zillow search data, Philadelphia overtook Miami as the top metro area where New Yorkers were searching for homes — and the reasons are clear. According to recent market reports, Manhattan condo prices averaged approximately $2,100–$2,400 per square foot in Q1 2026. At The Laurel Rittenhouse, Philadelphia’s tallest residential building and the last new residential tower built directly on historic Rittenhouse Square, residences start in the mid-$2 millions — a price point that in Manhattan would buy considerably less space with considerably less of a view.
