When The Laurel opened in 2022, it reset the pricing ceiling for Philadelphia luxury real estate. A $25 million penthouse at approximately $2,885 per square foot made national news, setting a regional record. That number mattered because, whether or not buyers in Philadelphia were shopping at that level, it established what the Philadelphia luxury market can command.

The residences are organized into three tiers — Sky Residences from approximately 1,700 to 2,400 square feet, Estate Residences from 3,600 to 4,600 square feet, and full-floor penthouses in a category of their own. Philadelphia’s price per square foot remains compelling compared to similarly positioned buildings in other markets, and buyers relocating from other cities or downsizing from larger homes are increasingly taking note.

When evaluating residences within the building, buyers typically consider floor, exposure, and views. Whether the preference is a corner unit capturing light from two directions or a high floor with unobstructed views, each floor plan presents a distinct set of advantages.
